Renting

When you a rent a flat or a house, you should make sure to get a written tenancy agreement that will outline the rights and obligations of both the tenant and the landlord. You normally pay a deposit as well as an advance payment equal to three months’ rent prior to moving in. Depending on your tenancy agreement, some of this money can be used for redecoration when moving out. When moving into rented accommodation, it is advisable to take pictures of all defects and faults and send a copy of this information to your landlord immediately after you move in.

Please note that the majority of rented accommodation in Denmark is unfurnished which means that you will have to bring your own furniture or buy some. If you are interested in used furniture, these can be found in second-hand shops, on DBA or Gul & Gratis, or on Marketplace on Facebook.

When looking for rented accommodation (lejebolig in Danish), you can for example search online (e.g. the various housing portals), contact the housing associations Boligselskabet Sct. Jørgen and BoligViborg, join Facebook groups advertising rented accommodation or consult your network.

More detailed information about renting is available at Renting a home.

Buying

As an international, you will normally have to obtain permission from the department of Civil Affairs to purchase a property in Denmark. See Purchasing real property.

A number of rules and requirements apply to property owners. You can read more about those on Your property, your responsibility.

You can for example find properties for sale on the two property portals boligsiden.dk and boliga.dk and on the real estate agents’ websites. There are several smaller or larger real estate agents in Denmark and list of real estate agents in Viborg is available on Ejendomsmægler Viborg.

Some people also sell their property without a real estate agent and these properties are often advertised on Facebook and in local buy/sell groups.

When you wish to build a new house or renovate an existing house, you need to apply for and obtain a building permit as well as familiarise yourself with a number of conditions that may apply to you before you can start building. See Build or renovate for more information.
